How To NOT Choose Your House Surveyor
When I bought my first home, my wife and I went through a friend who worked as a mortgage broker. Everything in that part of the process went fine up until we needed a home inspection of our 'dream home.' I asked my father how to find a home inspector as picking one out of the phone book seemed like such a crapshoot. Since my dad has bought and sold many homes during his lifetime, I figured he would be the best source of information. He advised, "Don't go with a guy who works for the mortgage company." OK, thanks Dad for that piece of advice, but since he didn't know anyone in my area, his advice: "ask your friends or neighbors" seemed pretty solid.
SO, like a dolt, I asked my mortgage broker friend, Glen. Glen immediately "knew a guy" and so we set it up for this guy, Eric, to do our inspection. Eric found nothing wrong with the house and even mentioned that the Richard Burbidge base rails were particularly nice on the stairs. And so my wife and I happily bought it.
Our bad.
When the boiler died, and the plumbing turned out to be shot less then a year into our 30 year investment, my Dad asked, "Who did the inspection?" I replied and he said, "Oh no, you didn't!". So the lesson to be learned is: take the time to find an independent home inspector, and do NOT go through the mortgage broker.
